Missing Middle Housing

As the demand for living in urban environments continues across Michigan, the need to accommodate the growing contemporary housing marketing has become increasingly evident. Although certain types of housing typologies have been developed to meet the demand, there are still a number of housing typologies that have not been explored. The “Missing Middle” Housing type consists of affordable, socially responsible, medium-density residential units typically inserted in tight sites in previously developed and under-served areas and within transit-oriented environments.

HAA’s hybrid design for Missing Middle Housing tests several small-scale housing types in one building and creates the possibility for a range of shared spaces and resources.

The design offers the multiple typologies, including private townhomes, duplexes with common rooms, studios with common space, shared residential spaces (rooftops, entryways and co-working space) and neighborhood retail and service.

The final model is flexible and adaptable to the community’s needs, and it also enables the opportunity to build more affordable and accessible housing options in the City of Detroit.
