Hamilton Anderson was tasked with exploring the highest and best-use opportunities for an existing warehouse building located near the Packard Plant in Detroit. Taking cues from the elegance of Detroit's 20th century industrial buildings, the creative and considerate adaptive reuse proposal renovates the 35,000-square-foot warehouse’s red-brick façade to its original condition while adding a 10,000-square-foot contemporary addition above. The proposal also updates the architecture in order to accommodate the needs of a complex urban site.

The new composition is home to 37 apartment units, a downtown-facing residential amenity terrace and multiple retail tenant spaces. The upper apartments have large and varied balconies, carving into the deep floorplate of the existing warehouse plan. The new façade openings are scaled to the existing façade bays of the original warehouse. What was once a truck loading ramp becomes a shared lawn for the resident lobby and Harper Avenue retail. Adjacent alleys are repurposed as pedestrian paths, outdoor dining and seating.
